Water Leak at Home: What to Do in an Emergency

The first action in any water leak is to shut off the main water supply. A burst pipe left running for one hour can cause €5,000-15,000 in structural damage. At Luxembourg repair rates, fast action is the difference between a €200 plumber bill and a €10,000 insurance claim.

This guide gives you the exact steps to take in the first five minutes, repair costs and who to call.

Step-by-Step Emergency Actions (First 5 Minutes)

Step 1 - Shut off the main water supply

Where is the main stopcock?

  • House: basement, garage, utility room or near the water meter
  • Apartment: under the kitchen sink, in the bathroom cupboard or in a hallway technical cupboard

How to close it: turn clockwise (right). If it is a quarter-turn lever, rotate it perpendicular to the pipe. Locate this valve when you move in - not during a flood.

Step 2 - Cut the electricity if at risk

Switch off at the fuse board if water is:

  • Touching or approaching electrical sockets or switches
  • Running near or over the fuse board
  • Reaching any electrical appliance

Step 3 - Contain and minimise damage

  • Place buckets, bowls and towels under the leak
  • Move furniture, rugs and valuables away from wet areas
  • Use a mop or wet-vac to clear standing water
  • Open windows to start drying out the space

Step 4 - Document everything for insurance

  • Photograph the source of the leak and all visible damage
  • Note the date, time and your actions taken
  • Keep damaged items - do not throw anything away before the insurer visits
  • Write down the meter reading at the time

Step 5 - Call for help

In order of priority:

  1. Emergency plumber - to stop and repair the leak
  2. Your home insurer - to open a claim
  3. Your landlord (if renting) - call, then confirm by email
  4. Fire brigade (112) - only if there is flooding at scale, electrical danger or structural risk

Temporary Fixes (While Waiting for the Plumber)

Small pipe leak

  1. Dry the pipe surface thoroughly around the leak
  2. Wrap tightly with self-fusing silicone repair tape
  3. Apply 5-6 overlapping layers, pulling firmly as you wrap

This is a temporary patch lasting a few hours to a day - not a permanent repair.

Leaking pipe joint

Clamp a hose repair clamp over the joint if you have one. Otherwise use tape as above and call a plumber immediately.

What Does Insurance Cover?

Most Luxembourg home insurance policies with the standard “degats des eaux” (water damage) guarantee cover:

  • Damage to floors, walls, ceilings and built-in fittings caused by the leak
  • Leak detection and tracing costs
  • Repair of the root cause (depending on policy)
  • Damage to neighbours below (if in an apartment)

What is usually not covered: excess water consumption on your bill, cosmetic-only damage, wear-and-tear.

Standard excess: €250-500. Notify your insurer within 5 working days.

FAQ

Where is the main water shut-off in my home?

In a house: basement, garage or near the external wall where the supply pipe enters. In an apartment: under the kitchen sink, in the bathroom or in a hallway technical cupboard. Always identify it when you move in.

Who pays for repairs if I am a tenant?

The landlord pays for structural plumbing (pipes, water heater, boiler) and age-related wear. The tenant pays for damage caused by their own negligence (e.g. leaving a tap running). When in doubt, report the problem in writing immediately.

Does my insurance cover water damage from a neighbour’s flat above?

Yes, if you have the “degats des eaux” guarantee. Your insurer and the neighbour’s insurer will settle between themselves. Report the damage to your insurer promptly even if the source is not your fault.

How do I check for a hidden leak?

Close all taps and water-using appliances. Note the meter reading. Wait 2 hours without using any water. Check the meter again. If the reading has moved, you have a hidden leak - call a plumber for a detection inspection.
